Worth Matravers
Introduction
Cattleman’s Rest is a stone-built end of terrace cottage, newly-built, but in the style of a barn conversion. It is part of a small development which lies about 30m down the track that runs downhill opposite the Square and Compass pub.
Pre-Arrival

Arrival & Car Parking Facilities
• Cattleman’s rest has its own parking area directly outside the cottage. This is accessed through a gate on the right, 30m down the drive opposite the Square & Compass public house.
• From the car park a ramp runs down to the gate into the patio of Cattleman’s Rest, which is on the right at the far end of the ramp.
• The main Worth Matravers car park is located 100m away, up the road that runs to the side of the Square & Compass pub, on the left hand side. There is currently a £1.00 charge for car parking here. The road down to the side of the pub slopes moderately downhill and does not have a pavement; the drive down to the cottage from the front of the pub slopes slightly downhill and is of loose stones.
There are a few free short-stay car parking spaces alongside the village green 100m away. The road from the village green to the front of the pub slopes moderately uphill, and there is no pavement. There is no street lighting, so caution is required at night.
Entrance & Reception
• The entrance to the property is the French window that opens onto the patio area. The key for this door is kept in a keysafe located on the patio wall alongside the front gate. Our guests are given the code number for the safe before arrival.
• The front door (right hand door of the French window as you face it from outside) is 57.5cm x 200cm, with the hinge on the right as the door opens outwards towards you. The keyhole is at 87cm. To open the door it is necessary to rotate the handle 180 degrees anti-clockwise and then pull. The other door of the French window can be opened from the inside, and the door pushed open to make an opening 115cm wide.
• There is a step-up from the patio into the lounge area of 2cm.
• The front door opens into the lounge area. There are four light switches to the right of the door as you enter: that furthest from the door is a round press switch, to turn on the lounge, dining area and kitchen area lights, and it can be rotated to dim these lights. The standard switches are for the stairwell lights; the landing lights; and the outside light above the cottage name plaque.
There is a large floor mat inside the front door. The lounge area floor is of lightly-varnished oak.

Lounge, Dining & Kitchen areas
• These are 3 areas of what is effectively one large room.
• The flooring of these areas is of lightly-varnished oak.
• To the left is lounge area with two two-seater settees, and a cream rug of 100% wool.
• There is a TV table with 2 drawers. On this is a TV with remote control, and a telephone which permits in-coming calls. On the shelf below the TV is a DVD player with remote control, a file with information about the cottage, and a file box containing information about the area. On the wall behind the TV, at 137cm height, is a shelf with books and DVDs, and a heavy fossil rock bookend at either end.
• To the right of the TV table, between the lounge and dining areas, is a window measuring 215 x 47 cm. If the handle is turned 90 degrees anti-clockwise (into the horizontal position) the window tilts, such that the top opens inwards.( If the handle is turned 180 degrees anti-clockwise the window opens inwards like a door, but this must not be used as a door because the land outside the window is a private garden).
• To the right of this window is the dining area. The rectangular dining table (90cm wide x 251cm long x 75cm high) has two drop leaves. There are 6 dining chairs.
• The kitchen area faces the entry door.
• The kitchen area has a peninsula breakfast bar 337 cm long and 90 cm high. For two-thirds of its length it is 90 cm wide, and for the remainder 64 cm wide. At the junction of the wide and narrow sections is a double sink with pillar mixer tap above. A fire blanket and fire extinguisher are situated at the end of the breakfast bar facing the window.
A toaster and automatic kettle are situated on the breakfast bar to the far right, against the wall, with electric sockets located just above, at a height of 115 cm. Beside these sockets is the thermostat control for the underfloor heating for the dining and kitchen areas. Above the sockets are two shelves on which are located jars of teabags, coffee & sugar. The highest shelf is at 169cm. On the side of the bar facing the front door is a double electrical socket, at 80cm height.
• Alongside the breakfast bar are three swivelling pedestal adjustable-height stools with wicker seats.
• Beneath the bar, and accessible from the far side, are a number of cupboards, and a dishwasher. The switched socket for the latter is located inside the undersink cupboard.
• Against the wall on the far side of the bar are a range of built-in cupboards and drawers. In the centre of these, accessible from the front only, is an induction hob, with an extractor canopy above. The hob is at 90cm height, with touch controls on its upper surface, at the front. The master switch for the hob is located on the wall 60cm beyond the front of the hob, at a height of 117cm. The push-button canopy controls are located on the canopy at 162cm. To the right of the hob is a vertical stack of: microwave, with door handle at 156cm, and push/turn controls just above; oven, with door handle at 107cm and push/turn controls just above; plate warmer, with door handle at 57cm and turn controls inside. To the left of the hob is a freezer, with fridge above, the handles being 81 and 90cm height. The fridge thermostat control is inside the fridge at a height of 167cm.
• Opposite the breakfast bar, to the right of the entrance door as one enters, is a staircase. This is of wood, uncarpeted, and with a quarter turn to the left as one ascends. There is a handrail to the right, up to the quarter turn, then a handrail to the left. Beneath this wooden handrail when on the right and on the left, is a panel of safety glass. The rail is at 98cm above the treads. There are 12 steps from the ground floor to the landing, each with a rise of 21cm, and a tread (except for the stairs on the turn) of 24cm. Each oak stair is a solid block of wood attached to the wall at one end and free elsewhere. Hence, there is a gap between each stair and the next of 8cm. On the left as one ascends there is a gap between the end of the stair and the glass side panel of 6cm. Minimum head clearance on the stairs is 286cm.
• Beneath the stairs is the thermostat control for the underfloor heating of the lounge area, at 115cm. Caution is necessary when approaching the thermostat because the stairs are rising from one’s left. Thus, just to one’s right on approaching the thermostat, the free end of a stair is at 175cm height, and to the right of this is a stair at 155cm.
• Between the breakfast bar and the stairs, to the right as one enters, is a vestibule area, 80cm as one enters, opening out to 140 cm, and 130cm long, giving access to the downstairs bath/shower room, the laundry room, and the bed/sitting room.
• The landing is 112cm x 352cm.
Sitting room
• The door is 72 x 198cm, hinged on the right, with the handle at 100cm. To the left is a push/turn dimmer light switch, and a thermostat for the underfloor heating, at 115cm.
• The floor is of lightly-varnished oak, with a large shaggy deep-pile rug of 100%wool.
• The room contains a chest of drawers 80cm high, a small table 47cm high, and a suede-covered sofa.
Laundry room
• The door is 72 x 198cm, hinged on the left, with the handle at 100cm. The light switch is to the right of the door at 115cm.The floor is of lightly-varnished oak.
• There is a row of coat pegs to the right at 176cm.
• There is a front-loading washing machine with controls at 76cm, and above this a front-loading tumble-dryer with controls at 173cm.

Outdoor Facilities
• Outside the entrance door is a large patio area completely enclosed by walls. It is paved with smooth paving slabs of local Purbeck stone.
• In the patio area is a wooden table, height 75cm, surrounded by six wooden armchairs, seats at 43cm and 48cm wide. There is also a moveable barbecue. The lights for the patio area (and for the ramp to the car park) are operated automatically by sensors, or manually by a push switch to the right of the gate.
• The ramp between the front gate (hinged on left as you exit) and the car park is an uneven surface, paved with stone, and 100cm wide.

Landing
• The landing is 116cm wide and fully carpeted with short-pile woollen carpet. To the left, along the length of the landing is a wooden handrail at height, beneath which is a glass panel down to the floor.
• There is a rocker light switch for the landing light facing the top of the stairs at 114cm.
• As one steps onto the landing, there is a door to the twin bedroom on the right, and at the far end of the landing to the left is the door to the double bedroom. Facing you, to the left, is a locked door to a storage and utility area. There is a thermostat control for the upstairs heating on the far wall, near the far end, at 158cm.
Bedrooms
• Twin Bedroom
• Door 74cm wide x 200cm high - hinged on the left with handle at 100cm. To the right is a rocker light switch at 114cm.
• Fully-carpeted with a light brown striped, short pile woollen carpet.
• There is a bed in each corner of the right-hand wall. These are 168x92cm, and 63cm high. The space between the beds is 92cm.
• Between the beds is a small bedside unit, 60cm high, with a drawer. Above that is a deep window recess. On the right wall of the recess is a push/twist dimmer switch for the room lights, and on the left a switched socket. Within the recess, to the left, is a twist handle for opening/closing the tilting window.
• All bedding is of cotton with non-feather pillows and duvet.
• The ceiling slopes down to a height of 120cm at the head of the beds, sloping up steeply.
• Opposite the entrance door of the room is a double wardrobe with two drawers beneath.
• To the left of the entrance door is the door to the ensuite shower-room/toilet, which opens towards you, hinged on the right. To the left of this door, at 114cm is a rocker switch for the ensuite light and a fused rocker switch for the towel rail in the ensuite. Beneath these, at 48cm is a double switched socket.
• Double Bedroom
• Door 72cm wide x 200cm, hinged on the right, with a handle at 100cm. There is a rocker light switch on the left at 114cm.
• Fully-carpeted with a brown striped short-pile woollen carpet.
• To the left is a double bed, 208x160cm, 54cm high. To either side is a bedside unit with 2 drawers, 54cm high, and on each of these is a lamp.
• All bedding is of cotton with non -feather pillows and duvet.
• Behind the bedhead is a deep window recess. Within the recess, to the left, is a twist handle for opening/closing the tilting window.
• Opposite the door is a window recess from floor to ceiling, 136cm wide. In the centre of this is a window panel, which may be tilted inwards, hinged at the floor, with a twist handle on the left side of the panel at 114cm. This window has a Roman blind, with the pull-cord for this on the right, and the cleat at 117cm height.
• To the right as one enters is the ensuite shower-room/toilet, with a door that opens away, hinged on the left, and doorway of 68x200cm, with handle at 100cm. To the right of the door at 114cm is a rocker switch for the ensuite light, and a fused rocker switch for the ensuite towel rail.
• To the left of the ensuite door is the door to the dressing room, which opens towards the bedroom, hinged on the left. The doorway is 68x200cm with handle at 100cm. To the right of this door, at 114cm is a rocker switch for the light in the dressing room. There is a double switched socket to the left of this door at a height of 48cm.
• Dressing Room
• Door 68cm wide x 200cm high - hinged on the left and opening outwards.
• Fully-carpeted with brown striped short pile woollen carpet.
• There are 5 shelves on the left wall, 37cm deep and with 30cm between them. There is a hanging rail opposite the entrance, at 142 height, and 3 shelves against the right wall. The ceiling slopes down to a height of 126cm beyond the hanging rail.
Bathroom & Shower-rooms
• Ensuite shower room/toilet for double bedroom
• The floor is fully-tiled and cream in colour.
• Against the left wall is a toilet, of height 42cm. There is a gap of 70cm on the door side, and 51cm to the wall beyond. The flush is operated by push buttons set in the wall behind the toilet: the left button for full flush and the right for reduced flush. The toilet paper holder is on the wall at the far side of the toilet, 51cm away and at a height of 67cm.
• To the right on entering is a sink at 84cm height, 56x32cm, with a single pillar mixer tap with twist and lever control for temperature and flow. The plug is operated with a lever at the base of the pillar. There is a deep drawer beneath the sink. The minimum gap between the sink and the toilet is 62cm. There is a mirror above the sink, and a pedal rubbish bin to the left of the sink.
• Beyond the sink, in the corner, is a walk-in shower with double curved sliding glass doors. The shower space is 98x78cm, with a step of 8cm. The shower head is on a track and the height can be varied. On the far wall, beneath the shower rail, there is a rotating lever for temperature control at 124cm, another for on/off and flow at 132cm, and a soap dish on the shower rail at 152cm.
• Next to the shower, in the far corner is a laundry basket, and in the middle of the far wall, a heated towel rail (switch in bedroom to right of ensuite door).
• The extractor fan for this room operates permanently.
• Ensuite shower room/toilet for twin bedroom
• The floor is fully-tiled and cream in colour. Door 62cm wide by 199cm high.
• To the left on entering is a sink at 84cm height, 56x32cm, with a single pillar mixer tap with twist and lever control for temperature and flow. The plug is operated with a lever at the base of the pillar. There is a deep drawer beneath the sink. There is a mirror above the sink, and to the left of the sink is a pedal rubbish bin.
• To the right of the sink is a toilet of height 42cm. The flush is operated by push buttons set in the wall behind the toilet: the left button for full flush and the right for reduced flush. The gap between the sink and toilet is 27cm and between the toilet and wall 23cm. The toilet paper holder is on the far wall at a height of 67cm.
• To the right on entering, in the corner, is a walk-in shower with double curved sliding glass doors. The shower space is 98x78cm, with a step of 8cm. The shower head is on a track against the far wall, and the height can be varied. On the right-hand wall there is a rotating lever for temperature control at 123cm, another for on/off and flow at 131cm, and a soap dish on the shower rail at 138cm.
• In the far corner is a laundry basket, and in the middle of the far wall is an electric towel rail (switch in bedroom to left of ensuite door).
• Ground floor bath/shower room and toilet
• This is entered from the vestibule area, opposite the sitting room, via a door 80x200cm, opening outwards, hinged on the right, with handle at 100cm. This door can be locked from the inside, but unlocked from outside if necessary.
• To the left on entering, at 134cm, is the thermostat for the underfloor heating of this room. The floor is completely tiled and cream in colour.
• Opposite the door is a toilet 42cm in height. This has 25cm space on either side. The flush is operated by push buttons set in the wall behind the toilet: the left button for full flush and the right for reduced flush. The toilet roll holder is on the wall beside the toilet at a height of 52cm.
• To the right of the toilet is a sink unit of height 84 cm with a double cupboard below. The sink is 52x31cm with a 13cm ledge to either side and 11cm ledge behind. There is a single pillar mixer tap with twist and lever control for temperature and flow. The plug is operated with a lever at the base of the pillar. There is a mirror behind the sink. Beyond the toilet and sink, along the far wall is a ledge 19cm deep, 105cm above the floor, and on this ledge to the left are two vases with dried flowers.
• To the right of the door on entering is an electric towel rail. Beyond this, along the length of the far wall is a bath 162cm long, and 56cm wide, with sides 56cm high from the floor. From the far wall, to a point half-way along the bath is a high, glass, hinged panel. This is hinged at the far end, but its travel is limited by the fact that it is just 22cm from the sink. The bath has a drain hole in its centre, opened/closed by a twist control at the far end of the bath. There is a mixer tap above the far end of the bath, with a twist control for temperature, and a lever action to control flow. A push button on the tap switches flow from the taps up to the shower head, which is of variable height and on a rail above. The shower head can be taken from its holder if necessary.
